What do our annual HOA dues pay for? While Brookhaven does not have community facilities such as a pool or a playground, we do have a large amount of common areas and 4 ponds (3 of which have fountains). Roughly half our budget goes to landscaping, lawn care and pond maintenance/operation. Our next biggest expense is utilities (electric, water and sewer). Dues increases recently have been driven by the boards decision to ensure the financial well being of the community. We had very little money is reserves to deal with unexpected issues. A reserve study was done to help the board project future costs and give us a roadmap to saving money for future maintenance and liabilities. That reserve study can be found on our Documents page. Page 15 gives a very good yearly summary of what we need to contribute, total projected expeditures, and expected ending balance. If you have any questions regarding the annual budget or reserve study please submit your request using the form on the Contact page.
